CC Barisi

Corpus Christi, Texas. Repurposing of a golf-course that has been closed for 6 years in an in-fill location adjacent to TAMU. The 18-hole course will be re-opened as an Executive 9-hole with the additional development of a dense, 40-acre, vertically-integrated mixed-use Village on the water and golf course. Uses include 1650 units of MF, 200 Single Family Units, 200 Units of AL, 120 of MC and up to 200,000 sqft of commercial space including Retail, Office and Restaurants. Project is slated to utilize a PID and EB-5 Loan to fund the Public Infrastructure.

Westlake Entrada

Westlake, Texas. A Master‑Planned Village based upon the pre‑automobile development patterns of a true pedestrian‑scaled environment. 85.9 acres located at the South‑East corner of Davis Boulevard and HWY 114. PID of $32m to cover all required development infrastructure was funded in 2015. Village to include 322 Residential Units, 1.1m sq ft of Office/Retail/Shops, 2 Hotels with residential condos on the Plaza, and a 3,000 seat outdoor Amphitheater.  EB-5 Loan in excess of $150,000,000 for Westlake Entrada and Riverwalk is closed and fully funded with vertical construction operations underway.

The Riverwalk in Flower Mound

Flower Mound, Texas. 19‑acre, Mixed‑Use Entertainment District located on the Riverwalk at the heart of the 108‑acre Master Planned Development. The Entertainment District will include 52,000 sqft of Restaurants and Retail, with water’s edge dining experiences featuring views of Rebecca Falls. Another 150,000 sqft of office and Medical Office frame both sides of a central Promenade tieing FM 2499 in with the Riverwalk. Project infrastructure was partially funded by a $16m PID.  EB-5 Loan in excess of $150,000,000 for Westlake Entrada and Flower Mound Riverwalk is closed and fully funded with vertical construction operations underway.

Euless, Texas. A 56-acre, Mixed-Use development in the ‘Triangle District’ that features 40,000 sqft of Retail and Restaurants, 275 units of Multi-Family and 259 Residential Villas on a meandering 12-acre lake and chain of bio-swales. Project to include a PID and TIF with a TIRZ offset that provides $19.2m infrastructure funding.

University Hills in South Dallas

Dallas, Texas. 274 acres located at the NWC of Lancaster Boulevard and I 20. Master Planned, Mixed Use development with over 400,000 sqft of Indoor Athletic Facilities, Office, Retail, an Urban Core featuring a small amphitheater and wedding chapel, and 2,000 Residences. Project will have a TIF/TIRZ with the total PPP involvement in excess of $43m with a MMD in place to monetize the TIF/TIRZ for public infrastructure funding.

Mercer Crossing

Farmer’s Branch, Texas. Just Minutes from DFW Airport and Love Field, the Dallas Business District and North Dallas. Plans for the development include two hotels, 3,500 apartments, retail shopping, more than 800 single-family home sites for townhomes and villas, 180,000 sq. ft. of commercial space and offices. Also planned, is a boardwalk-like restaurant row along the lakefront in the development. Other amenities include a 5,000 seat outdoor amphitheater and residential amenity center with plans for a kid splash park and pool for residents. Project includes a PID of $43m and an EB-5 Loan currently programmed at $255m.
